Before a photo shoot, open home, inspection or handover, small damage is what buyers and tenants notice first: handle holes, scuffed hallways, chipped door frames, a sticking door and tired silicone. We work through a list in one visit and tell you honestly which items are worth doing and which are not.

What the job usually includes
- Patching handle holes, dents, chips and removed-fixture holes
- Touch-up painting of walls, frames, doors and trims
- Door, latch, handle and cupboard adjustments so everything works on inspection
- Re-siliconing tired bathroom and kitchen joints
- Refitting loose skirting, trims, towel rails and fittings
- Working through a written list of small jobs in one visit
Not included
- • A guarantee that a property will sell, lease or pass an inspection
- • Bond return or agent condition-report outcomes
- • Full-house repaints, floor sanding or renovation work unless quoted
- • Regulated electrical, plumbing or gas work
What affects the price
- Number and size of the items on your list
- Whether painting is a touch-up or a full wall
- Whether the existing paint colour is known
- Access, ceiling height and whether the property is furnished
Photos help. Helpful photos: one photo per room showing the wall, plus a close photo of anything obvious. A written list of rooms and items is just as useful.
When more information is needed. Short lists can usually be estimated over the phone or from photos. When a whole property is being prepared, a site visit is the accurate way to price it.

How long before the photos should we book?
As early as you can. Patching and painting need drying time between steps, so a rushed job limits what can be done properly.
Can you do a list of small jobs in one visit?
Yes, and it is usually the cheapest way to do it. Call with the full list and we will tell you what sensibly fits into one visit.
