Silicone, caulking & resealing
Silicone does not last forever. Once it lifts, splits or goes black with mould, it stops keeping water out and no amount of cleaning will fix it. We cut out the old sealant, prepare and dry the joint, and lay a neat new bead in a suitable sealant for the surface.

What the job usually includes
- Removing old, split or mouldy silicone
- Cleaning, preparing and drying the joint before resealing
- Shower bases, baths, vanities, sinks and splashbacks
- Kitchen benchtops, cupboard and trim joints
- Caulking gaps at skirting, architraves and cornice before paint
- External gap sealing around frames and trims where suitable
Not included
- • Diagnosing or repairing a leak inside a wall or floor
- • Regulated plumbing connections, which need a licensed plumber
- • Removing existing mould from grout, paint or plaster as a cleaning service
What affects the price
- Total length of joints and the number of wet areas
- How difficult the old sealant is to remove
- Whether the joint needs drying time before resealing
- Sealant type required for the surface
Photos help. Helpful photos: the whole shower or bench, plus a close photo of the failed joint. A rough length in metres helps.
When more information is needed. Resealing is usually quotable from photos. If water is appearing where the silicone is not the cause, the leak needs to be diagnosed first, and regulated plumbing work must go to a licensed plumber.

Can you just seal over the old silicone?
No. New silicone will not bond properly to old sealant, so it fails quickly. The old bead has to come out first.
Will resealing stop my shower leaking?
Sometimes, when failed silicone is the actual path for the water. If the leak is behind the tiles or in the waterproofing, resealing will not fix it — we will explain what the waterproofing repair involves and the price factors on the call.
