Pre-sale & pre-lease touch-ups in Melbourne's Eastern Suburbs
Before a photo shoot, open home, inspection or handover, small damage is what buyers and tenants notice first: handle holes, scuffed hallways, chipped door frames, a sticking door and tired silicone. We work through a list in one visit and tell you honestly which items are worth doing and which are not.

What affects the price of pre-sale & pre-lease touch-ups
- Number and size of the items on your list
- Whether painting is a touch-up or a full wall
- Whether the existing paint colour is known
- Access, ceiling height and whether the property is furnished
Photos help. Helpful photos: one photo per room showing the wall, plus a close photo of anything obvious. A written list of rooms and items is just as useful.
When more information is needed. Short lists can usually be estimated over the phone or from photos. When a whole property is being prepared, a site visit is the accurate way to price it.

Questions about this job
How much do pre-sale touch-ups cost?
Labour starts from $79, including GST. Parts and materials are additional unless stated otherwise. Pricing can be affected by the number and size of the items on your list, whether painting is a touch-up or a full wall, whether the existing paint colour is known, and access, ceiling height and whether the property is furnished. A starting price is not a fixed quote; the accepted quote sets the scope.
What small repairs are usually done before selling or leasing?
Common items include patching handle holes and dents, touch-up painting, adjusting doors, latches and cupboards, re-siliconing tired joints, and refitting loose skirting, trims and towel rails. We will tell you honestly which items are worth doing.
How long before the photos should we book?
As early as you can. Patching and painting need drying time between steps, so a rushed timeline limits what can be done properly.
Can you do a list of small jobs in one visit?
Yes, and it is often the most efficient way. Call with the full list and we will tell you what sensibly fits into one visit. Whole-property preparation is more accurately priced with a site visit.
Will this help the property pass an inspection?
The work can improve presentation, but there is no guarantee a property will sell, lease or pass an inspection, and bond or condition-report outcomes are not included.
